Architectural Improvement Process / Rules / Declarations


Any exterior improvements, additions, or alterations, including those requiring a permit from the Village of Carpentersville, first requires an approval letter from the Association.  The Village will require a copy of this letter prior to issuing a building permit.

Attached to the right (house logo), is the form the Board of Directors needs completed in order to make a decision on the proposed improvement.  A copy of your Plat of Survey is required, showing where the improvement will be placed on your lot.  

Once this documentation is completed, it should be faxed to Rage Property Management, attention: Don Rage.  His fax number is: 847-742-5592.  If you have any questions, you can reach Don at 847-742-5555. 

             Please allow time for review  of your request
              The approval process can take 10-14 days

Illinois Not For Profit Corporation Act  (Updated)

Article 1-3 of the covenants states: The Association shall be governed by the rules, procedures and decisions relating to the Illinois Not For Profit Corporation Act except as may be provided to the contrary herein…  To see a copy of this act click here. <--large file!



Based on our covenants, here is an abbreviated list of use restrictions:

- Any sign, other than one advertising the lot for sale (Section 5-4)

- “Exposed laundry poles and lines are prohibited…” (Section 5-5)

- “…No above-ground pools shall be erected on any lot…” (Section 5-5)

- “…No outbuilding, accessory buildings, sheds or detached garages…” (Section 5-7)

- “…Any fence, wall or hedge screening shall be of an ornamental type only and shall be no higher than five (5) feet from the ground…” (Section 6-7)

- “ …No part of any lot shall be used for the storage use, including storage of recreational vehicles or overnight parking of mobile homes, trailers, trucks, vans, buses, commercial vehicles, snowmobiles, or boats except within the confines of  a garage…for no more than 48 hours…” (Section 4d, Fourth Amendment)
